County guides

Which counties and cities are covered

Only parts of four Florida counties are inside the Indian River Lagoon septic program area: most of eastern and central Brevard, eastern Indian River County, northeast St. Lucie (north Fort Pierce, St. Lucie Village and North Hutchinson Island) and southeast Volusia (Oak Hill, south Edgewater, south New Smyrna Beach). Martin and Palm Beach counties are not included.

City by city

Is your city inside? The program-area line follows the lagoon watershed, so some cities are fully in and others only partly. Septic parcels inside the area, from our count of state records (method and downloads):

Brevard and Volusia counts are by ZIP code, which does not match city limits exactly; Indian River and St. Lucie counts use the city recorded for each parcel. A "partly" city is the reason to check your own address.

Does this apply to your home?

The free address check answers in about ten seconds: inside the program area or not, septic or sewer on record, lot size and, in Brevard, a grant estimate.

Not in the program area

Martin, Palm Beach and Okeechobee counties have no parcels inside the Indian River Lagoon program area, and Port St. Lucie is outside it too: our count finds none of its septic parcels inside. The 2030 rule in s. 373.469 does not apply there. Other septic rules still do, for example the requirement since July 1, 2023 that new systems on lots of one acre or less inside any basin management action plan be ENR systems.

How we counted

Septic parcel counts are our own: Florida Water Management Inventory parcels marked known, likely or somewhat likely septic, inside FDEP's six program polygons, November 2026. They count parcels, not only homes.

Who is affected

About 101,000 septic parcels sit inside the program area

Six in ten are in Brevard, the only county with an open grant for ENR upgrades.

Each square is about 1,000 septic parcels, rounded. Parcels, not only homes; homes on more than 10 acres and parcels already on sewer are not covered.Source: our count, November 2026: Florida Water Management Inventory parcels marked known, likely or somewhat likely septic, inside FDEP's six program polygons.
