What a drainfield replacement costs, and when to upgrade instead

In Florida's Indian River Lagoon program area, a drainfield replacement is usually a repair permit from the county health department; in Brevard that permit is $320 to $435. State law does not require ENR for an ordinary repair today, but the 2030 deadline does, so an ENR system, averaging $21,674 installed in Brevard, may be the better spend.

Repair permit or new system permit

A drainfield replacement needs a permit from the Florida Department of Health office in your county, which still does septic permitting and inspection for the state. Florida's repair rule (62-6.015, F.A.C.) says repairs to a failing system may be made only with the department's prior knowledge and written approval, that a failed drainfield must be replaced with one meeting the sizing criteria, and that the new drainfield cannot be smaller than the old one.

Most drainfield jobs are handled as repairs. In some limited situations the rules require a new system construction permit instead, and inside the lagoon program area a new system must be ENR. Since July 1, 2026, the permit office must also notify you about the 2030 rule when you apply to repair, modify or replace a system (HB 1417). Ask the Florida Department of Health in your county which permit your job needs before you sign a contract.

Signs a drainfield is failing

  • Soggy, spongy or standing-water ground over the drainfield, even in dry weather
  • Sewage smell in the yard
  • Sinks, tubs and toilets that drain slowly or gurgle
  • Backups into the house, especially after laundry, guests or heavy rain
  • A strip of greener, faster-growing grass over the lines

If sewage is surfacing or backing up into the house, stop using water where you can and call a licensed septic company now. More on what counts as urgent is on septic repair.

Why ENR may be the better spend before 2030

By July 1, 2030, homes on 10 acres or less with septic in the program area must connect to sewer if available or upgrade to ENR (s. 373.469(3)(d)2., F.S.). A conventional drainfield replaced today does not meet that standard. So the choice is often between:

  1. A like-for-like drainfield now, then an ENR upgrade or sewer connection by 2030; or
  2. An ENR system now, which settles the 2030 question at the same time.

In Brevard, the septic upgrade grant pays $6,000 to $20,000 toward an ENR upgrade if the county approves you before work starts; it does not pay for a plain drainfield repair. If sewer is coming to your street, an ENR system may be money spent twice, so check ENR or sewer first. The three ENR types are on ENR system types, and full system prices are on septic replacement cost.

The North IRL question

From July 17, 2025, a federal court order meant FDEP listed ENR as required for repairs on any size lot in the North Indian River Lagoon area. The 11th Circuit vacated that order on October 8, 2026 and sent the case back to the trial court. For now the North IRL follows the same state rules as the rest of the area, but that could change again. Details are on the North IRL court order.

Where these numbers come from

  • Permit fees are from the Florida Department of Health in Brevard County repair and modification application packets (revised 08/26), read November 1, 2026.
  • The repair rules are from Rule 62-6.015, F.A.C., as published by the Legal Information Institute.
  • The $21,674 ENR average is Brevard County's "Septic Upgrade Reimbursement Statistics" table (total average $21,673.57) in the March 5, 2026 capture of its septic upgrades page; WUSF reported more than $22,000 in December 2025.
  • Which permits need ENR comes from FDEP's February 2026 permitting table, FDEP's December 2023 ENR FAQ, s. 373.469, F.S. and HB 1417 (2026).

Questions people ask

How much does it cost to have a drain field replaced?

We found no current Florida agency figure for a drainfield alone; it depends on size, soil and access, so get written quotes. The fixed part is the permit: the Florida Department of Health in Brevard County charges $435 for a repair permit, or $320 if you submit your own site evaluation.

Do I need a permit to replace my drain field?

Yes. Florida's septic rule says repairs to a failing system may be made only with the health department's prior knowledge and written approval. The new drainfield must meet the sizing rules and cannot be smaller than the old one. Your licensed contractor normally files the application for you.

Does a new drainfield have to be an ENR system now?

Not under state law for an ordinary repair today in the Central IRL, Banana River and Mosquito Lagoon areas. If the health department permits the work as a new system, ENR rules apply, and some Brevard areas have a county rule. Ask the Florida Department of Health in your county what your permit requires.

Should I replace the drainfield or upgrade the whole system?

If your home is in the program area, the 2030 deadline means a conventional system must be upgraded to ENR or connected to sewer anyway. Paying for a new drainfield now and an upgrade later can mean paying twice. In Brevard, the county grant helps with the upgrade, not the like-for-like repair.

How do I know my drain field is failing?

Common signs are soggy or spongy ground over the lines, sewage odor in the yard, drains that gurgle or run slowly, backups after heavy use or rain, and a strip of unusually green grass. Have a licensed septic company inspect it before you decide between a repair and an upgrade.
